I believe that by that point, I will be the 'bad guy' for making her go visit her mom, but our obligations fall upon us at no predetermined age or circumstance, neglecting to check with us b4 making us enlarge our world view and how effective we can be in it..

Just wanted to say good luck to you, JJ! Sounds like a rotten situation and I hope it will work out for you!
One of the things that were said in this thread I absolutely agree with, and *know* it too as a child of divorced parents: Kids are smart, they can figure out who's being good and who's being bad on their own. And they also know it if you try to sway their opinion in your favour. AND, yep, like you said - they usually can't help it but love both their parents a lot - even if they don't agree with their actions. If you keep all that in mind I'm sure it will help. Sue for the money and/or get the house sold quickly! If she files bankruptcy, it will cause you immesurable financial pain and misery! The 5K she owes you will likely get wiped! You will also be the next one they come to for the mortgage! You will also have a HELL of a time getting her evicted so you can sell the property! Either you'll pay a lot of money for nothing or your credit will be completely screwed for seven years from a house repossession! Also, THAT 5K DEBT IS NOT SECURED WITH THE HOUSE UNLESS SPECIFIED IN THE PAPERWORK! That means you have to have a lien on the house for the 5K she owes you and you have to make sure and provide evidence of that to the court before a barkruptcy is finalized. If she hasn't made payments on it yet you can force a lien on the house with court action. It's too damn risky to be sitting in your current position. It's like staying bent over in the state prison showers with your eyes shut. Sooner or later, something really bad is bound to come from it! Nothing is going to make these people move short of a hefty boot in the buttocks. There is absolutely no benefit for them to do it and all the reason not to. The simple threat of impending litigation is what it's going to take, and you'll have to do it quickly before she starts contemplating bankruptcy. Get started now because the courts aren't quick! She could be going through bankruptcy right now and you may not even know it! DUDE, TAKE CARE OF THIS NOW!!!!!! Before it's too late and you wind up doing a lot of this!
